PRECONSTRUCTION REVIEW TOPICS
.00 Design Progress & Drawing Milestone Schedule: Review progress toward next drawing milestone (e.g. 100% Construction Documents). Status of outstanding design consultant deliverables and pending building department plan check responses.
.00 Bid Packages & Trade Buyout Strategy: Review package release sequencing (Early Site Civil, Structural Steel, Building Envelope, MEP Design-Assist). Confirm scope packaging boundaries and subcontractor market pricing feedback.
.00 Scope Gaps & Interface Boundaries: Cross-trade scope gap review. Identify interface handoffs between trade contracts (e.g. concrete slab embeds vs structural steel base plates, mechanical BMS wiring vs electrical package).
.00 Value Engineering (VE) Log Review: Review active VE candidates. Present cost-benefit models, lifecycle operational impacts, aesthetic evaluations, and pending owner approvals.
.00 Allowances & Contingency Reconciliation: Reconcile budget allowances (e.g. site utility rock excavation, finish millwork, hardware sets) against current trade contractor bid receipts.
.00 Owner Decisions & Finishes Milestones: Identify outstanding owner selections and design criteria sign-offs required to prevent design delay.
.00 Long-Lead Equipment & Early Procurement: Status of pre-purchasing equipment with lead times exceeding 20 weeks (e.g. primary electrical switchgear, chillers, elevators, pre-cast panels).
.00 Permits, Utilities & Municipal Approvals: Status of site development permits, stormwater management reviews, and utility service provider commitments (power, gas, water main tie-in).
.00 Action Items & Next Session: Assign responsible party and target deadlines for deliverables required prior to next review.
